Includes (1) inspection per unit, per year.  Additional inspections available at an additional cost NTE $125
No long term contracts.  All contracts are open ended as month-to-month.
Either party may cancel at any time with a 30-day written notice.  However, if cancellation is within the first (6) months of an annual agreement, without cause, we charge a $500 cancellation fee.


TENANT PLACEMENT ONLY
Tenant Placement Only: 50% of first full month’s rent (maximum of $500)

EXTENDED VACANCY / MAINTENANCE
If property owner would like us to inspect and maintain the property for an extended duration.

If repair or maintenance is not required: $100 per month
If repair or maintenance is required: $200 per month

CANCELLATION (ONLY APPLIES TO ANNUAL AGREEMENTS)
Cancellation within first 6 months: $500 one time

50% of lease fee due at time of contract for lease & management services.
No money is due, for management fee, until property owner collects rent from tenant.
No additional fees. 
No fee when the unit is vacant, if property owner is maintaining the unit. 
No surcharge on repairs. 
No fee for lease renewals. 
No set up fee. 
No postage fee. 
No administration fee.

Residential Single Family -  Occupied: Starts at $75 per month

Residential Single Family - Lease Fee: Each time a vacancy needs to be filled it is $350 to lease the property.

To place a tenant (multi family unit – triplex): $350 one time, per unit
To place a tenant (multi family unit – 4+ plex): $350 one time, per unit
